With some up-front planning, purchasing a home isn't too confusing, but the event is stressful for many people.

Step 1 – Prepare to purchase a home
Before you start your home search, there are plenty of things you should take into account.
When you start your search, you'll probably want to make an index of features you want to have, get an idea of what school districts you want to live in, and begin working on your budget.
Ensuring your mortgage payment is less than a third of your monthly income is a good principle to go by.
Step 2 – Connect with a real estate agent

We can plan a time to meet so we can talk about your real estate needs and get an idea of your future plans.
We'll discuss everything from neighborhoods, school districts in the Naples area, the mortgage and housing industries, to any other economic factors that could affect your purchase today or in the future.
In addition, I'll help you facilitate the loan process.
There are some great mortgage professionals in Naples, and I work with a lot of them, so you'll be in great hands.
They can assist you with deciding which kind of loan is best for you and help you get qualified.
Step 3 – Start looking
Following our first meeting, I'll start searching for available houses on the market that are a good fit for you.
I'll preview many of the houses and remove the bad ones, and then we'll set up appointments to view the homes whenever it's convenient for you.
As we tour the homes, I'll show you the positive features and bad ones. I'll even ask you to tell us about things you like and don't like.
Usually, buyers update their wish list as we view houses and some things become more important than others.
If that happens, I'll go back through all the listings another time and narrow it down to the house you've been waiting for.
Step 4 – Know the market
My knowledge of the Naples market is a leading agent in your house search. I'm mindful of all the neighborhoods and school districts, and I will communicate which neighborhoods are "hot" and require prompt action and the ones that are "cool" and allow for thoughtful analysis.
As we view houses, I'll be sure to tell you if the seller's list price has room for negotiation or if I believe the home is "priced to sell."
Every REALTOR in Naples will claim to understand the home market, but be mindful, and be sure to ask your agent plenty of questions.

Step 5 – Find the house you've been looking for
We'll find your dream house in Naples, and when that happens, I'll thoroughly create your home purchase offer. The offer will be tailored exactly to your needs and the home, including a lot of contingencies, such as obtaining financing, completing the inspection, and a clean title.
Upon sending in your purchase offer, you'll likely want to present "earnest money." This is a cash deposit given to a seller to secure the offer to purchase the property and is usually put towards the closing costs. If your offer is accepted by the seller, we should close on the home about 30 to 60 days afterward. This allows sufficient time for your mortgage financing.
Step 6 – Negotiate
A lot of contracts aren't closed on the initial offer – it's extremely common to receive a counter offer. Don't let it discourage you. We'll talk over whether or not to consent to the counter offer, submit our own counter offer, or reject the seller's offer and move on.
The state of the market will play a vital role in how aggressively we negotiate the deal.
In addition, we'll work within your financing budget. And at the end of the day, we'll create a contract that's best for you.
Step 7 – Secure your loan
After we sign the final contract, you'll begin working with your lender to close the loan.
If you're already pre-qualified, this won't take much time at all. However, you need to stay in close contact with your lender.
And I'll look after all the property information your mortgage lender will need to close the loan.
Step 8 – Close the deal
Your lender will provide you with a Loan Estimate (LE) outlining closing costs within three days of taking your application. You'll get a Loan Estimate (LE) detailing closing costs from your lender within three days of receiving your loan application.
The estimate is based on the loan amount. RESPA requirements dictate that it has to involve all closing costs and be within a narrow range of accuracy, and I'll review the estimate and let you know if it all looks all right.
Then it's time to close on your home. This will most often happen at a title company or escrow office and will most likely be a smooth and hassle-free affair.
Step 9 – Move in
